E-commerce giant occupies 10,000-sqm office space at ‘golden land’ of HCMC

In 2018, an e-commerce giant leased an office space of 10,000sqm at Ho Chi Minh City's prime site, JLL reported. This was the biggest transaction in HCMC office market in the past decade.

JLL forecasts, with the strong growth of online business in Vietnam, technology firms will continue to hunt for ideal office buildings and quickly become the market’s major occupiers. And this is an opportunity for developers to build offices to keep up with the rising demand.

A decede ago, Google's office in Singapore had only 25 employees and now it has about 1,000 employees working there. According to JLL, the prerequisite factor that technology companies consider is that the office position must attract talents thanks to good traffic connectivity, working environment integrated with the goals of living, playing and working, as well as government support.

In addition, flexible working space (coworking) is becoming more and more popular in Vietnam, mostly due to limited supply of traditional office in the most sought-after locations. Initially, most of occupiers are startups that prefer short-term offices as well as businesses seeking locations for temporary offices. But now, the coworking operators are focusing on finding and approaching business customers who want to renovate their offices into coworking model.

With this type of service, coworking operators will search for premises, design and manage flexible workspaces according to each customer's specific requirements. As the market grows and matures, this trend is expected to bring more sustainable development to the flexible workspace segment.

According to forecasts, the 2019 real estate trend will be “e-commerce promotes logistics”. Currently, Vietnam's logistics market is still in its infancy, mainly providing low-standard products and developing in remote areas.

With the development potential of the e-commerce industry and the manufacturing sector, Vietnam logistics market is expected to reach a new height in the development process, like the process that other markets in the Southeast Asia region have gone through.

Besides, with a shortage of hotel supply in popular tourist destinations such as Hanoi, Da Nang, Ho Chi Minh City, Nha Trang and Phu Quoc, investors are particularly interested in the hotel-lifestyle market, especially homeowners owning natural-friendly properties with beautiful views.

Additionally, sustainability and timeliness are also an important factor. Hotel-lifestyle projects with modern design and decoration will attract more tourists. These accommodation establishments need regular maintenance, security enhancement and supply of regional specialties for tourists to maintain their appeal.
