HCMC wants to increase land price adjustment coefficient

A proposal to raise the land price adjustment coefficient (Coefficient K) has just been submitted to the Ho Chi Minh City People's Council by the city People's Committee. Accordingly, the committee wants the coefficient K of 2019 to increase by 0.4 on average compared to the coefficient of 2018.

 

Last year, the highest K-coefficient was 2.1 and the lowest 1.1 times in all groups and sectors when calculating land use fees. In particular, for individuals and households who are granted certificates or change land use purposes in excess of the limit, the coefficient K of 1.5 times of the land price table is applied.

According to the HCMC People's Committee's document submitted to the city People's Council, land lot for service, trade, office leasing ... is proposed with a coefficient K of 1.7 to 2.5 times; and industrial land, infrastructure construction from 1.5 to 1.7 times. The committee said, the current land price for calculating compensation and resettlement support is 4.75 times higher than the land price table stipulated by HCMC government in 2018. 

Currently, the market price of land transferred is 4-6 times higher than the land price table. Therefore, it is necessary to adjust the coefficient K to suit the reality.
