Many housing and new urban area projects in Binh Duong new city are secluded and at low occupancy. According to housing trading floors, in the first nine months of 2018, land transactions in Binh Duong seemed to slow down.
Among nine districts and communes of Binh Duong city, transactions mainly occured in Thu Dau Mot, Thuan An and Di An. Even though the buying volume has decreased in these districts due to the recent increase in selling prices.
Lots of investors are “stuck” with their investments in Ben Cat commune and Binh Duong new city (belonging to Thu Dau Mot). The secondary market only attracted few buyers even though the selling price is only 10-15% higher than the initial price.
The majority of the transactions were not for living but for “surfing” purpose. Developers did not hesitate to PR for the projects in order to blow up the selling price to support the investors.
Nevertheless, the buying volume for these housing projects hasn’t shown a sign of increase during recent periods. According to a real estate expert, the housing market in Binh Duong is only able to attract investors in the close areas to HCMC, especially Thu Duc (belonging to the urban area of Vietnam National University in Ho Chi Minh City).
The remaining projects in the Center of Binh Duong new city had been developed many years ago, real estate agents are trying new tricks to bring them back to the market.
