In Hanoi, the average price of apartments in Cau Giay District within a 500-meter radius of the Cau Giay - Nhon metro line increased by more than 40% in just one year, from Q3 2023 to Q3 2024.
"We also examined price data in areas farther from the metro line, where apartment prices in the market have increased by about 25%-35% on average due to a supply shortage, depending on the location. This indicates that the metro station's advantage has contributed to property prices around it rising 5%-15% higher than the overall price increase," Savills said.
In general, according to Savills' research, metro lines will help increase the value of properties along their routes.
