Dong Nai province’s Bien Hoa city is now a rising star since real estate firms, both foreign and local, have pumped trillions of dong into eco urban area projects there. They are expected to change the face of the entire region, creating a new urban area, helping relieve population pressure in HCMC.
Thanks to its geographical position and natural conditions, Bien Hoa is very suitable for developing eco urban areas.
Located in the eastern gateway to HCMC, Bien Hoa has the best transportation system in the Southeast region. It includes the Belt Road
No 2, HCM City - Long Thanh - Dau Giay Expressway, subway No 1, National Highway 51, and Cai Mep -Thi Vai and Cat Lai deep-water ports.
Once the Bien Hoa-Vung Tau railway, Belt Road No 3, Cat Lai bridge that connects Nhon Trach with District 2, and Ben Luc - Nhon Trach expressway put into use, the connecting capacity between Bien Hoa and HCM City as well as neighboring provinces will enhance further.
The Dong Nai’s city is also a big urban area near the proposed Long Thanh airport, with the capacity of 100 million passengers and 5 million tons of cargo, to be built in two or three years.
Airports can serve as the motivation for economic development of the whole region, said analysts. The strong rise of Phu Quoc Island after Phu Quoc Airport opened in 2012 is an example.
Besides, the formation of urban areas in the suburbs of large cities is a good solution which can improve urban space in a sustainable way and solve many problems. They will not only help ease pressure on social infrastructure, but provide job opportunities, economic development, entertainment and green space.
With digital technology, green living space and energy-saving home appliances, eco urban areas are predicted to lead the real estate market in the future.
In an interview to local media recently, Prof. Dang Hung Vo, former Deputy Minister of Natural Resources and Environment, also mentioned the advantages of developing smarter and more sustainable urban areas, saying that realtors should develop more smart buildings or smart urban areas with good infrastructure connections and high-quality public services.
