The talkshow is part of a series of events of Green building development encouraging programs by the Vietnamese Real Estate Association, sponsored by Capital House, and under protection of Ministry of Construction, Ministry of Science and Technology, and Committee of Science, Technology and Environment of the National Assembly.
The talkshow will be held on the first Friday of every month, with purposes of receiving different perspectives and creating new solutions for promoting Green Building development, heading towards a greener, more sustainable Vietnamese real estate market.
In the first talkshow, speakers took turns sharing their viewpoints on topical problems like the role of planning policy, and the role of investors and residents, in green urban development. The central theme was humans and their decisive factors.
Deputy Manager of Capital House, the main sponsor of the talkshow, Mr. Tran Nhu Trung expressed his desire in developing green constructions but also showed concern in the challenges that his company and company of others have to face in the building process. He believed that one green building is not going to paint the city green, and that the talkshow is meant to promote participation among professionals, and consensus between businesses and residents.
“This talkshow is an excellent opportunity. This is an open discussion, a social voice of experts, representing the general public”, Talkshow coordinator, architect Pham Thanh Tung said. Green Café is a medium connecting three parties: the government, private businesses, and the common people including experts; to better communicate, to answer questions, and to address everyone’s problem. Nevertheless, architect Pham Thanh Tung believed the body in charge has to be the government.
Architect Nguyen Hong Thuc: “Representing the urban residents, I have witnessed Vietnamese urban development since its very first steps.” According to her, for 22 years since 1996, Vietnamese urbanization has experienced many surprises. The people starting to love condominiums, the workforce getting younger, and urban rising rates are just a few examples. Vietnam is even on the verge of urban living environmental crisis that requires immediate actions.
Mrs. Nguyen Hong Thuc recognizes the three most important factors that make a green building: energy-efficiency; open, special architecture; and change of people’s mindset.
Mr. Do Viet Chien opens the talkshow
Agreeing with Mrs. Nguyen Hong Thuc, General Secretary of the Vietnamese Real Estate Association, Mr. Do Viet Chien, affirmed that current living standards are very different from before, and that preferred concepts are also changing. These types of talkshows will answer to the role of green construction, an inevitable developmental trend.
In recognizing the role of communication, the Vietnamese Real Estate Association also launched training sessions for the press on the topic of green building with Capital House and Reatimes, the two leading organizations of this matter, offering support and taking the lead.
Every party has to work together, from green trees, green materials, to green energies, and even to “green” policies.
“Investors are under a lot of pressure from heavy capital and policies. Green building has great benefits to the society. Thus, the government needs to give incentives to “green” investors, to encourage green building, or even enforce requirements, for example, of 5 to 7% having to meet green criteria”, Mr. Do Viet Chien continued.
According to Mrs. Nguyen Hong Thuc, city immigrant is a critical workforce, a great contribution to the city. Administration should focus on meeting people’s demand, connecting services, and open space. “Secondly, investors have to have breakthrough, green urban mindsets, and feed that to everyone. Lastly, a developmental policy has to be applied widely and synchronously in all cities.”
Concluding the seminar, experts agreed that green urban development and green people are meaningful and urgently needed, especially in light of harsh climate change.
